The sale of a
property requires communication and mutual effort between the Sellers and the
Real Estate agent you select.
The sellers need to prepare the home for
sale. This includes decluttering and depersonalizing, cleaning both interior and
exterior, making minor repairs and ascertaining that all appliances function
properly. Defects that are not repaired must be disclosed on the Seller
Disclosure form.
Additionally, sellers need to maintain the home so
that it appears in "perfect" condition for showings. This includes the
home's exterior. If buyers are not drawn by the "curb appeal", they
will not care about seeing the interior. A prospective buyer may schedule a
showing at any time, so it's important to always be ready.
